Our Fee Structure Explained
1Engagement
When you decide to work with us, we request a $500, fully refundable deposit (until Stage 3).
2Consultation
No fees are collected during this stage. We will also start sending you listings based on your requirements
3Home Touring
We start to tour homes that you are interested in. After we start touring, the $500 deposit is no longer refundable.
4Offer Submission
At the time of our 1st offer submission, we will request a fee payment of $2000. There will be no more fees until closing.
5Mutual Acceptance
Once we reach mutual acceptance with the seller, we will keep you in the loop and help you prepare for closing.
6Closing
We will help ensure a smooth closing. The remainder of our fees will be dispersed by escrow. No additional payment will be requested.

Are you for real?
Yes.
Why a flat rate?
We believe that charging a percentage based commission for buying a home is inherently a conflict of interest. Think about it - why should we get paid more if we find a worse deal for our customers?
I didn't have to pay before, why do I need to pay now?
Traditionally, buyer's agent commission has always been paid by the seller through "cooperative compensation", which has been banned by a recent court order on antitrust grounds (see US News article). Buyers will soon need to engage in additional agreements with buyer's agents regarding compensation. With our all-inclusive flat rate pricing, even if the seller pays out a percentage-based commission, the excess amount will be returned to you to give you additional negotiating power.
Also, do you really want to have the seller pay your buyer's agent a percentage based commission?
Why is there a deposit?
A deposit shows a sign of commitment that you are ready to take on this journey. Plus, it's fully refundable until we start home touring!
What does the cost include?
The cost includes the services provided by our licensed real estate agent. It does not include additional charges during closing, such as title insurance, escrow fees, registration, and others. We will cover this in detail.
What if the seller is paying for the commission?
If the seller is paying a commission for the buyer's agent, we will refund you anything that is in excess of our service fee so you can put it into your home.
What if I no longer want to use your service after I start?
That is okay! We understand that everyone may have different preferences, and we will try our best to accomodate any refund to a reasonable extent.
What happens if our offer did not get accepted?
We keep looking and there will not be additional charges. We are committed to finding your next home.
Will the payment expire?
No. We don't want to rush you into buying a home that you're not comfortable with.
